A Proper Termite Inspection (WDO) Inspection

Wood Destroying InsectsA proper termite and WDO inspection consists of several steps, which may not necessarily occur in this order:

An inspection of the exterior of the home, looking for signs of termite activity (such as termite shelter tubes, shown in the picture), as well as conditions conducive to termite and other WDO infestation (such as wood that is too close to the ground, dead tree stumps by the house, improper grading, leaky gutters or downspouts, or tree branches overhanging or touching the home). The inspector will also look for evidence of infestation by other wood-destroying insects.

An inspection of the interior of the home, with special emphasis on the basement, garage, door and window frames, and other areas that are particularly prone to WDO infestation. This part of the inspection will be both visual and physical, and typically involves visually inspecting, tapping, probing, and sounding susceptible wood. The inspector will also be looking for live termites or other insects, dead termite “swarmers”, other evidence of infestation (tubing, frass, signs of prior treatments, etc.), damaged wood, and conditions conducive to infestation (such as excessive moisture levels).

This is reported on a standardized inspection form developed by the NPMA and adopted by various state and federal agencies, and may sometimes include additional documents attached by the inspector to clarify the inspection findings.

Yes, we encourage everyone involved to be present during a home inspection, or mold inspection. Not only will we be investigating the current condition of the home but will also be giving many tips on how to maintain the home.

We tend to book out between 5 and 10 days however we know time is a factor and the inspection needs to be done sooner than that. In those cases we do everything possible to fit your inspection in, as long as it doesn’t make it so the inspector will have to rush anyone’s inspection.

In general a home inspection is not a pass or fail test. The home inspection will detail any major or minor issues with the home, highlight the positives, and teach you to maintain the home in the future. From there you can discuss with your Realtor if the “Dollars Make Cents” to move forward with the home or what other options you may have for the next steps.

Though our inspectors don’t have a crystal ball to determine exactly when the roof will need replacing. Your inspector can usually give you a good idea if the roof is close to end of life.
