Buyers Inspection
Within 10 days of signing your contract you have the option to have an inspection
done on your new home. This gives you the opportunity to obtain a qualified
home inspector to do a comprehensive, objective, third-party evaluation
of the property and its components. This will give you the confidence and
peace of mind that one of the most important investments you will make is
an educated decision.
Sellers Pre-listing Inspection
Having your home inspected prior to listing offers several advantages in
the process of selling your home. With the information from the report you
can make necessary repairs ahead of time without having to meet a deadline.
Any potential issues will already be repaired once an offer is accepted
so they won't become cause for panic to find a qualified technician to make
repairs in a short period of time.
A greater benefit to this type of inspection comes when you accept an offer.
Because you were pro-active and had a pre-listing inspection done, you have
eliminated one of the most stressful parts of the selling process. Having
the home inspection report available and providing receipts of work already
completed the buyer will be more confident in their decision and may waive
the inspection contingency.
Warranty Inspection
This inspection will normally take place about 11 months after closing.
This inspection is done to check for any deficiencies that may have developed
so they can be brought to the builder’s attention. Most builders offer
a one year warranty, having this inspection completed within the 11th month
will give you sufficient time to report problems to the builder and get
the repairs completed before the warranty expires.
Maintenance Inspections
This inspection is intended for the neglected home or the home that has
not been maintained. Have it inspected before any work is done so you know
what needs to be repaired.
What do these inspections include?
Exterior - Inspect the exterior wall system, windows, doors, and
roof to be sure all components are in good working condition. Identify any
areas that may be deficient and suggest solutions to bring the discrepancy
up to acceptable standards. I identify areas that may currently need basic
maintenance and point out areas of the home that will need standard periodic
maintenance in the future.
Grounds - Check the property to uncover any potential issues relating
to grading, sidewalks, driveways, decks, patios, overhead utilities, and
retaining wall systems. I look to see if the grading slopes properly away
from the house so water will not rest up next to the foundation. I will
inspect decks and patios to ensure they were properly built and that they
have safe railings and stairs. I will check the driveway and sidewalks to
ensure there is no tripping hazards due to settling and shifting problems.
Interior - I look at the walls, ceilings, and floors for clues
of structural issues, unusual settling, and water leaks. Doors and windows
are inspected for proper operation. Stairways are checked to ensure uniform
rise and run with secure railings.
Electrical - The electrical system is checked from point of entrance
to the outlets and switches. The electric service panel (and all sub panels)
is checked to ensure correct wiring practices and proper grounding has been
followed. Outlets and switches are checked in each room for correct wiring
and operation. Ground Fault Circuit Interrupter (GFCI) outlets are checked
for proper function. Arc fault circuit interrupters (AFCI) are also checked
for proper and safe operation.
Plumbing - Identify the type of supply piping throughout the house
and check for areas of potential problems. Inspect the operation of faucets,
sinks, tubs, showers, and toilets. Check drainage lines for leaks and proper
drainage in sinks, tubs/showers and toilets. The water heater is also checked
for proper installation and operation. The main water shut off for the home
is located.
Heating and Air Conditioning - Inspect the furnace and air conditioner
units to be sure they are in good repair and operate correctly. The distribution
system is checked to ensure air flow is available in each room.
Foundation and Structure - The foundation is inspected for irregular
settling, bowing and cracking in the wall surfaces. Moisture intrusion is
also inspected. Floor and wall structural systems are inspected to ensure
there are no deficiencies.
Roof - Shingles, flashings, vents, chimneys, and gutters are reviewed
to ensure proper installation.
Testing - Upon request, I can test for Mold, Radon, Termites and
Asbestos.
